Primary Resident Shareholder(s) Parking Goal

To have primary resident parking  for the shareholder(s) of record and create more dedicated parking areas for them closer to their homes.

Quality of Life

Our quality of life will go up. 

We will be able to go out and come home to our parking space. 

Mental stress of looking for a spot every time we come home will be gone. Time wasted looking for a spot and bringing groceries and supplies back and forth and then parking the car… and then walking home will be gone.

Residents won’t be trapped in their homes for days at a time, for fear of losing a spot.

Real Estate Value

Real Estate sales show $30,000-$50,000. Difference in price when a residence has a parking space attached to the lot/residence. 

Hire Professional Parking Design Consultants 

If we agree on the goal to have the Shareholders First Parking approach, then the next step is to tackle this like any other project or problem that comes up in the BPC, form a steering committee and do as much as we can and then hire professionals as needed. The Plan to renovate Kate's Market lacks a parking design for the Commercial Building. Therefore, a  professional firm needs to be hired by the Board to add the necessary design to the architectural plan.

Creating a Master Plan for the entire Roxbury Community would be more cost-effective than designing separate plans for Breezy Point. Lessons learned from this process will be valuable for future stages in Breezy Point. Although some residents may have their views compromised, the overall benefits to the community, such as personal parking spots, increased home values, and reduced traffic and pollution, outweigh individual concerns.

Some argue against expansion due to the presence of a road near their homes, but resisting progress is not a viable solution. Transitioning parking lots to accommodate electric vehicles is inevitable, and now is the right time to address this issue for Roxbury. The community has changed significantly since Sandy, and the outdated Brooklyn-style parking for homeowners will need to be updated.

Steve Greenberg as head of the Parking Committee cites these examples over and over to make his refusal to study the issue…

Response

First... the issue and proposal is about Shareholder priority in the parking plan, instead of the current First Come  First serve...but for the sake of discussion, here are some common responses.

It is hard to respond to Steve’s first point because we don’t know what plan Steve is talking about. There is nothing on paper yet. To kill an idea, just because of an extreme hypothetical situation proves nothing, and is totally subjective. 

The first step is to listen to and respond to the concerns of the residents, and recognize that we have a problem and come up with a solution, form a steering committee and hire professionals to lay out the options and possibilities …implement it. That’s the sequence.


Also what about all the people who go away on vacation and leave their cars unused taking up the closest spots?

The second point is also irrelevant because the lot is assigned to a residence and they can use it or not. That is what makes it valuable. Plus, that person, who wants that spot, if they are a primary shareholder will have their own spot to go home to. My neighbor has a nice two story deck with a view.  Also, in our tight knit community, I am sure when someone leaves for an extended period of time,  the offer to let a neighbor use the spot would be arranged.


-Designated Parking  ...Too cumbersome ? It can't be Done ! Too many questions ! Impossible for Breezy !


I feel the same way when I look at a 1000 piece jigsaw puzzle on the table, and then come back in a few days and see the 12 year olds have put it back together.

 

It is the system every other multi-unit development uses, we are not inventing something new and surely can’t be more complicated than the new computer system was to get up and running. Professionals have the knowledge and experience to resolve all these questions and details and prepare an objective professional report. 

-Crossing two sidewalks is too dangerous for the development of the interior of Roxbury. 

He gives no numbers or evidence to back up his statements. There are numerous street crossings all over Breezy Point…the Rockaways …Brooklyn…We have pretty well figured how to safely cross a road. One road or ten roads …if the proper signage and rules are used , it is not a dangerous thing to cross a road. The sidewalks in question have always been driven over by BPC field dept. ...Public Safety...Commerical Contractors with no incidents . That is a lage sample of evidence.

If crossing a road is such a dangerous thing, why aren't all the sidewalks that have to cross roads in Roxbury and Breezy Point properly protected ? Why does our main lot have nothing to protect pedestrians other than cones and signage as they cross it ? One improperly designed road is more dangerous than ten properly designed intersections. 

Their reasons are not based on facts. Let them come up with real numbers and events to make their point. 

The Board of Directors' inaction on our Parking problem and the Parking Committee’s subjective prejudices stifles the development of the Roxbury Community and the whole Breezy Point community and doesn’t address what we want for our long term growth. 

Steve also misspoke at the Town Hall meeting when he said that the Park End Lot was a Residents only lot. It is not. 

It is an Annual Pass only lot. Anyone with one of the unlimited number of annual passes that are issued can use it. 

Expanding our parking lots is one piece of the puzzle but does not fundamentally change the the out of date, first come, first serve, approach. It pits neighbor against neighbor. We feel trapped in our homes.

But…I am encouraged because the two sides are not far apart. 

We both want Improvement and Expansion of our Parking with SAFETY and FAIR as goals… but many feel it is time to prioritize the Primary shareholders first.

The Beach 207th St. Extension Primary Residence Only Road, is a good example of what we want and where we are heading towards in Roxbury . Please, it is important that you go look at it. 

It is for Primary Shareholder(s) Residences only …Not all cars with Annual Passes. It requires a special pass card. It is something that can be adapted and used for other areas as well.


 The Parking Committee, whose goal is limited,  to get stuck on crossing one road or two and taking a project out of the question shows their lack of experience, a professional would show you how to cross the road safely. 

To get stuck on what happens when a fellow primary shareholder leaves his spot for a day or two or week shows a lack of depth in looking at the benefit for the entire community

Breezy Pointers are fugal and watch their money. The economic increase in value of the homes makes this a big deal. 

If you take the average number of what a house with parking is worth, as opposed to what a house without parking is worth, you will see it is 30 to 50 thousand. If you multiply that by even the low number.. Approximately 400 houses in Roxbury X $30,000. = $12,000,000. 

That’s a big number and I think the Stewards of our Community will agree and hire some professionals to show them how to safely cross a road , and understand the difference between your neighbor’s primary parking space, and an empty space in the general parking area, when looking at the whole picture.

We absolutely agree with what you want to create. Firstly, whatever plan you adopt it MUST be enforced by public safety and each resident! Absent enforcement no plan will work. I would like a dedicated parking spot for residents, with a color coded car sticker - a different colored sticker for non-resident family and guests. One parking spot for each household painted with the house number. Those families with more than one car should enter a lottery for remaining spaces - no number painted on the spot. Here, behind Christ Community Church we have few spots and each summer we have residents letting in their friends and family so if we move our car we may not have a parking spot when we return. Public safety doesn't do anything about it. We have a resident who drives up from FL in his car and his wife in her car. he has a disabled sticker but doesn't use it for the available disabled space. There are now 2 empty disabled spaces which he uses for one of his buddies. NOT OK!
